From Ellon take the A948 (Auchnagatt/New Deer road) for 4 miles turning right where signposted Stuartfield 6 miles. Continue on this road for approximately 3.5 miles before turning right at an unmarked junction. The land is located about ½ a mile ahead on the left hand side as shown on the attached OS extract.


The subjects at Netherheads of Skelmuir comprise land and amenity woodland extending to 1.45ha (3.6 acres) or thereby, situated in a peaceful rural location yet accessible to nearby settlements and the public road network. The land has not been grazed for a number of years however is considered suitable as a sheltered paddock for equine or livestock use. The land is classified as grade 3(2) by the Macaulay Institute for Soil Research and is predominantly flat lying.

The woodland extends to just under 1 acre and comprises mixed broadleaves and conifers understood to have been planted around 30 years ago.


The land benefits from a right to connect to the existing water supply on the adjoining land.
