• Croft Tenancy interest available for approximately 32.28 ha (79.76 ac) land in an excellent productive and extremely accessible location.
• A combination of arable and good grazing ground.
• Three large, modern hen laying sheds (free range) and associated equipment available separately.

Heading north east from the village of Latheron, leave the A9 onto the A99 and follow the road for approximately 5 miles until you are past the villages of Lybster and Occumster. Very shortly after crossing the Bridge of Occumster, the property is on your right. The property is approximately 12 miles south of the town of Wick, on the left hand side of the road as you approach.

The land has been managed within a mixed livestock system, focusing on grass production, in recent years. As such, the land is understood to be in good heart. The extent of the land at No 6 Clyth Mains can be seen on the attached and downloadable Croft Plan.
The land extends to approximately 41.56 ac of arable land, 8.9 acres of permanent pasture, 3.58 acres of coastal headland and 17.27 acres of grazing ground used as part of the free range hen enterprise. An additional 7.78 ac of permanent pasture lies a short distance to the north of Mid Clyth at Upper Clyth (the remaining area forming tracks and yards).

The hen sheds on site are available separately. The northern-most building is a fully mobile free range system of lightweight semi-circular frame design, atop skids with composite sides and tarpaulin roof. Half of this unit is slatted and half is straw-bedded. This unit is understood to have a capacity of 3,500 hens.

Further to the south lies two adjoining units that are fixed in nature with a manure conveyor system below. These units are also of semi-circular framed construction with composite sides and tarpaulin roof. These units are multi-tiered free-range units and are understood to have a capacity of 4,500 hens each.

By agreement and subject to approval by the Crofting Commission.

Coronavirus update - 05/01/2021

Whilst increasing lockdown measures pose additional restrictions for most of us, there is some positive news in that the property market in Scotland will not shut down in the way that it did earlier in 2020 and activities in connection with moving home (including viewing a property), or for activities in connection with the maintenance, purchase, sale, letting, or rental of residential property is permitted.

Of course our priority remains, the health and safety of our staff and that of our Clients and Customers, and we continue to ensure our business continues in the safest and most effective way.
