Valuations on the up with strong rural market activity

With a healthy rural property market generating symptomatic demand for professional valuation advice in the North and North-East of Scotland, Aberdeen & Northern (Estates) Ltd is reporting a strong rise in its valuations for 2015.

Despite a number of uncertainties faced by the rural sector at the start of the year, interest in the agricultural market in the north and north east of Scotland has remained strong. This economic climate has seen many existing rural businesses reappraise their asset base and new entrants to the rural sector seeking to maximise the value of the assets they have acquired.

Consequently, prudent landowners have been seeking professional valuation advice on how to achieve their targets, often instructing a valuer to widen the scope of the advice on the opinion of market value to include an option appraisal which will report on the economic viability of the current and potential use of the asset.

The growing Estates team of six Royal Institution of Chartered Surveyors (RICS) Registered Valuers situated at the Thainstone Centre ‘agri-hub’ in Inverurie, Aberdeenshire, has seen a significant rise in requests for valuations for a wide range of purposes from a broad spectrum of customers.  These valuation reports are produced to the high standards of the RICS Red Book and, in addition to advice being sought for option appraisal purposes, valuation reports are produced for acquisitions and loan security purposes, taxation returns, matrimonial proceedings and executory valuations.

The Estates division, part of the ANM Group, was formed in the 1920’s and officially became Aberdeen and Northern (Estates) Ltd in January 1987.  James Murphy, Head of Aberdeen and Northern (Estates) Ltd, said:  “The changing market and diversification of the farming industry today has resulted in the team conducting an increasing number of valuations for commercial and rural property owners. Our numbers are up in excess of 15% from this point last year and that is testament to a hard working team building up an excellent reputation for providing a quality service. We cover a wide geographical area and are therefore familiar with the market for a variety of property types”.
